New Foundry Square is proposed for a brownfield site, ideally located between the Leeds-Liverpool Canal and Kirkstall Road.

The site spans 1.4 hectares and sits just west of Leeds city centre—which is within easy walking and cycling distance.

Situated in the heart of the Kirkstall Road Renaissance Area, this development plays a key role in the ongoing regeneration of one of Leeds’s most dynamic neighbourhoods.

Design

Our design approach prioritises high-quality, sensitive architecture that reflects the area’s industrial past while embracing modern living.

Inspired by historic mills and warehouses, the buildings feature a blend of local heritage and contemporary design elements.

The site is divided into two key zones:

  • Frontage along Kirkstall Road: Buildings ranging from 6 to 12 storeys
  • Courtyard zone to the rear: Buildings of 5 to 6 storeys

The ground floor will host a mix of amenities, retail spaces, and parking, with residential apartments above.

Landscaping is integral to the vision, with tree-lined streets, a central public square, and green spaces woven throughout the site.

Intergenerational living

New Foundry Square is designed to nurture a strong sense of community across all ages.

Our residential mix is tailored to attract a diverse range of residents—young professionals, growing families and empty nesters.

The development includes:

  • 234 one-bedroom apartments
  • 219 two-bedroom apartments
  • 50 three-bedroom apartments

We are also proposing a 7% affordable housing provision to ensure inclusivity and accessibility.

Residents will enjoy access to a suite of exceptional amenities designed to support wellbeing, leisure and a sense of community. These include:

  • A fully-equipped gym
  • Swimming pool and sauna
  • Co-working spaces and resident lounges
  • Nine retail units for local independent businesses

  • Private dining
  • 24-hour concierge

Outdoor amenities include landscaped gardens, play areas and communal spaces.

Access

Sustainable and safe travel is central to our vision for New Foundry Square.

A main neighbourhood street will serve as a key east–west active travel corridor, connecting Kirkstall Road to the River Aire.

A new green pedestrian link, lined with trees and play areas, will offer a safe and pleasant walking route across the site.

A two-way vehicular link from Viaduct Road will provide access for cars, seamlessly connecting the development to neighbouring areas.

We’re also providing:

  • Over 500 secure cycle parking spaces
  • 126 car parking spaces – all with electric vehicle charging points
